      Illegal Downloads Are Reported: We do not monitor internet use. However, Utility providers actively do. If you or someone in your group illegally downloads copyrighted material or conducts illegal activity during your stay, you will be reported and held responsible. Please inform everyone in your group and all visitors during your stay. Please use legal services such as Pandora, Netflix, Spotify, YouTube, etc. to stream services.

    • Reserved Parking Space

      You have (2) Parking Spaces: #82 - There are 2 spots reserved under #82. Please do not park elsewhere at any given time, or you will be promptly towed at your expense.

      *If someone is parked in your space, please leave a note on the offending vehicle. This will usually resolve the problem.

    • Trash Bin Location

      The Community Garbage bins are located to the RIGHT of your parking space.

      The Community Recycle bins are located on your way to the pool area. The gates are labeled with the Recycle Symbol.

    • AC Advisory (Summer Months)

      Help prevent an outage: Please have all doors, windows, and blinds shut to help keep the home cool when peak heat is upon us. Please keep the FAN SETTING on AUTO. During the peak summer heat, please do not cool below 75(F). If 75(F) is too warm for you, please cool 1 degree lower until you are comfortable. Please notify us if 75(F) is not cold enough to ensure the AC is working correctly.

      When it is 100(F), the AC is working extra hard; if it is working too hard, it will freeze up and begin to blow warm air. This advisory is to help prevent that from happening. To help prevent a freeze-up, we ask that individuals be mindful of the set temperature when we reach peak heat in the valley. Thank you for your understanding.

    • Telephone Use

      Telephone accessibility or service is not guaranteed. If a telephone is available, only local calls are permitted.

    • Starter Amenities

      Starter amenities such as soap, shampoo, detergent, toilet paper, paper towels, linens, glassware, cleaning supplies, etc. are not re-stocked during your stay and are not intended to last the entire duration.

    • Toilet Use

      Please do not flush feminine hygiene products, baby wipes, hand towels, trash, or any other non-flushable item down the toilet. Failure to abide will result in costly repairs that you will be held liable for. Please inform your group. Thank you for your cooperation!

    • No Smoking

      Smoking is strictly prohibited. Please smoke outside with the windows/doors shut. Please discard cigarettes appropriately. Failure to abide will result in forfeiture of any security deposit and additional fees of up to $2,500.

    • No Pets

      The property is strictly no pets. Please notify us prior to your arrival if you will be traveling with a service animal.

    • Quiet Hours (State/City Laws)

      Quiet hours are between (9:00 PM – 9:00 AM) and are strictly enforced by the City/State. No parties, production filming, events, business activity, solicitation, or illegal activity is permitted. No loud music or noises that may disturb neighbors are allowed. Please do not trespass onto other properties, climb walls, or toss items over walls. Failure to abide will result in immediate non-refundable eviction, forfeiture of all deposits, and a fine of up to $2,500.

    • Max Occupancy

      The max occupancy of the home may never be exceeded. Failure to abide will result in immediate non-refundable eviction, forfeiture of deposits, and a fine of up to $2,500.

    • Please Turn Off Outdoor Lights When Not In Use

      Please turn off all outdoor lights when not in use. You do not need to turn off landscape lights that
      are on automatic timers. The neighbors will appreciate it. – Thank you!

    • No Glassware By The Pool & No Gate Propping

      Nobody likes a closed pool! So please help the community stay in compliance with the city.

      *Please do not bring any glass to the pool area.
      *Please do not prop the gates open.

      The city inspector regularly visits the site to check the gate and inspect the pool area and trash bins for glass.

    • Exterior Dust & Leaves

      Exterior dust on furniture is standard for Arizona. Dust and leaves, especially during the monsoon season, will accumulate daily. For an additional fee, you may request more landscaping and or cleaning services to sweep the property during your stay. During monsoon season, storms may occur almost every evening. Please notify us if there is storm damage to the property. Please inquire about pricing for additionally housekeeping and or landscape services during your stay.

    • TV Instructions

      Each TV is a smart TV. Complimentary Sling LIVE TV is active on all TVs. If you are logged out, please contact us.

    When you park in your space (82), follow the dotted line to the 2nd pathway. The unit is located at the back of the pathway.

    • Wild Advisory

      Please be advised; you are coming to Arizona, where wildlife exists. Be cautious of scorpions, black widows, & rattlesnakes while in Arizona. If bitten, do not panic. Contact 911 or call poison control. Children and the elderly are most at risk.

      Helpful Tip: Always check the inside of your shoes before putting them on.

    Safety Warnings & Advisories

    • Watch Your Step

      You are entering a new, unfamiliar property. It is essential to walk through the home with all the lights on and note each step inside and outside the house. Use caution when walking through the home for the first few nights until you are more familiar with the residence and layout. Exterior pavers may not be perfectly level due to moving ground. Be sure to point out all steps inside and outside to your guests and visitors in your group.

    • All Floors Inside/Outside Are Slippery When Wet

      Use caution when floors are wet. Be sure to wipe up any spills inside/outside the home as soon as possible. When it rains, floors outside may be slippery – use caution.

    • Fire Alarms

      Please notify us if a fire alarm battery goes out or if you believe a smoke/carbon monoxide detector is not working, and we will send a repairperson asap.

    • Exterior and Interior Fireplaces

      For your safety, during your stay, fireplaces/features may be disabled. During the summer, fireplaces/fire features are disabled. NEVER leave a fireplace unattended.

    • Pool & Spa Rules

      1. The HOA services the pool throughout the week. The schedule is subject to change without notice. Temporary pool closure may occur while the pool is being cleaned.
      2. Please report any non-working child safety locks or barriers asap.
      3. Never leave children or individuals who cannot swim alone in the pool area. There must be a sober supervising adult outside at all times when children or individuals who cannot swim are in the pool area. Failure to do so may result in death. DO NOT PROP GATES.
      4. Children are not permitted to use the spa; please consult with a doctor before using the spa. You should not use the spa for longer than 15 minutes.
      5. No diving into the pool/spa is permitted. No running around the pool/spa is allowed.
      6. No glassware in or around the pool/spa is allowed.
      7. Always shower before and after using the pool/spa.
      8. Use the least amount of lotion/makeup as possible. Certain chemicals can change the water chemistry.
      9. Do not use the pool/spa if you are sick, have a wound, or skin rash. Doing so may infect others in your group.
      10. Intoxicated individuals may not use the pool/spa.
      11. Please observe your children in the water and help prevent any ‘accidents’ from occurring in the pool. Failure to do so may result in the water becoming unsanitary.

    • H.O.A. Posted Signs

      All community amenities are subject to closure, repairs, and additional rules set forth by the H.O.A.

      All posted signs MUST be complied with.

      The city health inspector regularly visits and will CLOSE all the amenities if glassware is found or if the Pool Gate is propped open. PLEASE FOLLOW THIS RULE.

    Good Neighbor Participant

    Please help us give short-term rentals a good reputation by being courteous to your new neighbors. We do not allow parties, events, or any non-residential activity at this rental. Quiet hours are between 9:00 PM - 9:00 AM. Together we can make short-term rentals assets to communities.

    Check-Out Procedures

    1. CHECK-OUT TIME:
      Check-Out is any time BEFORE 11:00 AM. Housekeeping and Property Maintenance will arrive promptly.
    2. DISHWASHER
      Please start (1) load of dishes in the dishwasher.
    3. LAUNDRY
      Please start (1) load of towels in the washer. (Please do not mix colors/whites).
    4. AC THERMOSTAT - DEPARTURE DAY
      - If cooling (warm months) set to 84(F).
      - If heating (cold months) set to 68(F).
      - Ensure the FAN setting is set to AUTO.
    5. BED LINENS
      Please leave bed lines ON—no need to remove them.
    6. OUTDOOR FURNITURE
      If you moved any outdoor furniture around during your stay, please return it to its original position.
    7. IMPORTANT TRASH PICKUP
      - Please be sure to place all your trash in trash bags.
      - Please remember the garbage pickup schedule.
    8. DEPARTURE DAY
      - Please be sure to lock all doors and windows.
      - Please double-check each room for your personal belongings.
